Council wants £250k payment from 44-home Elmsett development

Suffolk county councillors are calling for nearly £250,000 investment into infrastructure if a plans for 44 houses in Elmsett are approved.

A letter from Suffolk County Council (SCC) has been submitted as part of the consultation process for the development put forward by Denbury Homes to build on land east of Hadleigh Road in the village.

Developers already have outline permission to build 41 houses on the six acre site on Fieldfare Meadow.

SCC has called for the at least £237,750 from the Community Infrastructure levy payments which the developer is legally required to pay to Babergh.

The monies would be used to cover the cost of anticipated 21 extra school pupils, which would use Elmsett Church of England Primary School, Hadleigh High School or Suffolk One.

Contributions to libraries improvement and school transport cost and monitoring fees are also included.

Denbury Homes have already agreed that 35% (15 homes) would be affordable and a range of two- to five-bedroom homes including bungalows would make up the development.

In a design statement for the project, prepared for Denbury Homes by James Bailey, the developer claims: "An opportunity has been taken to provide a development which responds well to the specific circumstances of the locality, representing an excellent response to the need for further housing, which maximises the positive aspects of the site's location, fully integrating and actively enhancing the character and appearance of the surroundings in which it would sit."

Although the land is allocated in the Elmsett Neighbourhood plans there are concerns the 44 new homes would have a negative impact on the village's dark skies and calls have been made not to introduce excess street lighting.

The public consultation window is open until Monday, April 25.
